Finfrock leverages StructureWorks technology on fast-track, all precast dormitory

Complete with beach volleyball court, resort style pool, roof top sky deck, work out facilities and granite counter tops, the face of student housing has certainly changed—as underscored by the newest addition to the University of Central Florida in Orlando.


StructureWorks has extended its precast/prestressed design offerings with laser-guided form tools. Finfrock dedicated a massive enclosure for architectural and structural product fabrication in 2012, showcasing both the laser tools and PieceTracker product management software—the latter easily deployed in yard settings with tablet devices. It has been available in the marketplace for several years and implemented with great success across the country by other precast concrete producers, Finfrock officials note.

Finfrock-correctedConstructed entirely of precast concrete, the building also has an access controlled 233,000 sq. ft., 690-stall parking garage with direct entrance to each residential floor. Market leader Finfrock, based in nearby Apopka, Fla., designed the facility to meet the demand of well-built structures with more amenity options, safety and security.

The recently completed 341,836- sq.-ft., $60 million facility, which is raising the bar on student housing standards, was privately funded, although opened under UCF Housing office management. With accommodations for 600 students, residents have their choice between two and four bedroom units. Each unit has its own kitchen and laundry area and each bedroom has a private bathroom, extra storage, and large closet.


Designed, manufactured and constructed by Finfrock, the project was built in a very compressed window of less than 12 months. “This project schedule would not have been possible for us to complete before CAD/CAM and PieceTracker,” said company president Robert D. Finfrock, referring to the technologies available through sister company StructureWorks, LLC. 


The producer introduced laser-guided layout of forms two years ago in its precast concrete manufacturing plant, followed by a commercial launch through StructureWorks. Finfrock indicates that the use of lasers continues to prove their worth with decreased errors, superior accuracy and improved productivity. A recently added trolley system at the Apopka operation moves the lasers from one form to another, affording greater coverage without the additional expense of purchasing more lasers.

The all precast concrete UCF student housing building was modeled using StructureWorks. “StructureWorks automation gave us the capability to produce accurate 3D models on a very stringent schedule. Additionally, the ability of PieceTracker to help manage the design, manufacturing, shipping and erection of this project made the undertaking of the compressed schedule possible,” says StructureWorks President Allen Finfrock, who serves as executive vice president and chief design officer for the flagship business.
